Decline of Micro-Apartments in Canada

Maggie Hildebrand, a former resident of a micro-apartment in Toronto, stated that while it initially seemed like a reasonable choice in terms of cost and accessibility, the confined space eventually made her feel isolated. "It was so cramped in that small space," she remarked. "It felt like a place where only workers squeezed in at night." These micro-apartments, which gained popularity over the last decade, are now facing a rapid decline in value. An estimated record number of 18 apartment projects have been canceled in Toronto, with prices dropping to less than half of what they were a few years ago. For instance, some micro-apartments that were selling for $500,000 are now listed for $300,000 or even less.

The decline in the apartment market is not limited to Toronto, as Vancouver is experiencing a similar situation. Part of the current problem is oversupply, generated by a population increase followed by a dramatic decrease in the number of immigrants due to recent legislative changes. Additionally, the sharp decline in prices has created challenges for investors who can no longer sell units purchased at inflated prices prior to the pandemic. Despite this decline, renters are now benefiting from more options and more favorable rental agreements.

On the housing market, experts warn that the price reductions may not last and that it will be essential for developers to adapt to the needs of new buyers seeking affordable housing. With approximately 38% of newly constructed apartments being micro-apartments, it is clear that the demand for such housing will continue, even if its form evolves.
